Angus Abadee Appointed as NSW Strata and Property Services Commissioner

Published: Monday 30 June 2025

Strata committees across New South Wales rely on clear rules, fair conduct, and professional service to manage their buildings. Behind the scenes, one government role plays a big part in shaping how strata schemes are run: the Strata and Property Services Commissioner.

This role was created to strengthen oversight of the strata and property services industries. The Commissioner acts as a watchdog, policy advisor, and point of contact between the government, the industry, and the public. For strata committees, this appointment matters. It can influence how strata managers are regulated, how complaints are handled, and how owners corporations are protected.

In May 2025, the NSW Government appointed Angus Abadee to this position. His leadership will shape how the industry is monitored, and how strata managers are held to account. That directly affects the standards you can expect from your strata management provider.

What Does the Commissioner Do?

The Commissioner sits within NSW Fair Trading and oversees the conduct of strata and property professionals. Their role is to:

  • Monitor how strata and property service providers operate
  • Recommend policy reforms to improve transparency and accountability
  • Coordinate investigations and enforcement when required
  • Help resolve systemic issues impacting consumers and owners corporations
  • Act as a central point of contact between government, strata managers, and the public

Put simply, the Commissioner plays a key role in improving the way buildings are managed across the state.

Who Is Angus Abadee?

Angus Abadee was formally appointed as the Strata and Property Services Commissioner by the NSW Government in May 2025. He previously served as Interim Commissioner and led the Strata and Property Services Taskforce, where he focused on industry-wide problems like underquoting and poor management practices.

Mr Abadee brings significant experience from roles at NSW Fair Trading, Liquor & Gaming NSW, and the NSW Building Commission. His background reflects a strong focus on regulatory reform and consumer protection.

What Will He Focus On?

According to the Ministerial release, Mr Abadee’s focus will be on:

  • Improving industry integrity and raising professional standards
  • Addressing misconduct and unfair practices by service providers
  • Promoting transparency in how strata and property services are delivered
  • Supporting reforms that protect consumers and owners corporations
  • Rebuilding public confidence in the strata sector

These priorities aim to create a stronger and more trustworthy industry. Something that directly benefits the committees and communities we work with.

What Does This Mean for Strata Committees?

For strata committees, this appointment sends a clear message: the bar for professional conduct is being raised.

Under Mr Abadee’s leadership, the Commission is likely to:

  • Place greater pressure on strata managers to act transparently and in the best interests of the owners corporation
  • Support stricter enforcement of disclosure requirements, including insurance commissions, supplier relationships, and fee structures
  • Focus on resolving common committee frustrations such as poor communication, vague financial reports, and inconsistent service delivery
  • Strengthen complaint pathways, so committees can take action when issues with their managing agent arise

These reforms give committees more leverage when choosing or reviewing a strata manager. They also highlight the need to partner with a provider who already meets high standards.

At Progressive Strata, we’re already operating at this level.
